Your Dream Home: What to Look For? - Finance Blog - Aussie ...

It seems there is an amazing array of properties available right now, but often that can have you confused and trying to recall which one had the gorgeous pool and which had the rainbow coloured walls.

But sometimes the gorgeous garden in one house can make you forget that you were really looking for something completely unrelated, like more inside storage.

So it is important to define exactly what you are looking for at the outset. What are you priorities and what are ?nice to haves?? ?Buying and selling Your Home for Dummies by Karin Derkeley and published by Wiley makes it really easy to identify the process and how to work out your dream home list or even a renovator?s nightmare!

Take the list to each open house and mark it off as you go along. But before you do, think about whether some features are ?must have?, ?good to have? or ?mustn?t have?.

The book lists a number of areas for ?dreaming up your perfect home? including, but not limited to:

House or Apartment: Which works for your lifestyle? Do you need a garden or just a balcony?

Off-street parking: This is a premium in metropolitan areas. In more regional areas it doesn?t matter as much, but you may really like a garage for cars, boats and tools.

Number of bedrooms: Will the kids have their own rooms? Do you need a spare for the in-laws or a study?

Bathroom: Do you need one or two? Separate toilet? Bath?

Building Material: Timber? Brick?? Do you have a preference?

Floor plan: Does the space flow in a logical way?

Garden: Do you need a small patch of earth or space for a dog or pony?? A pool?

Mod Cons: This refers to appliances like dishwashers and central heating. Are these important? Many people love the all stainless steel looks these days.

Position in the sun: North facing get winter sun; East facing get morning light; west facing get hot direct summer sun and are better with awnings; south facing are in the shade most of the time.

Renovators? Dream: Are you willing and keen to renovate or do you want the house to be by ready to move into immediately?
